
A “Site” within the park is a combination of both the Member’s owned “chattels” on the site (trailer, deck/florida room, shed, etc …), and the Member’s assigned location and membership as a Member of the Pigeon Lake Campers Association (“PLCA” or the “Association”; a not-for-profit Ontario Corporation). In truth, the PLCA owns the entire resort, has an elected Board of Directors, and manages the membership relationship, including the assigned locations for each Member. This is an important element for buyer consideration: You become a member of an Association, and with this membership obligations, such as observing the posted Rules & Regulations around the usage of the Park and the Site. In actual fact, you do not become an “owner” of the site itself. As we seek to maintain a community of mutual respecting members holding a shared care and stewardship for our Resort, this intends to foster a safe and enjoyable seasonal family-oriented Park.
Members can sell their chattels and location assignment 1. through the park or 2. privately, and then also coordinate through the Office the transfer of their membership. The monetary value of their membership does fluctuate across the park, and is loosely indexed by perceived value in the assigned location, and market value forces at the time of the transaction. The listed price for Sites are most commonly represented as one lump sum, though eventually are processed as a transaction of: 1. Membership value; 2. Contents of site value; 3. Membership Transfer Fee (paid to the Association by the selling Member); 4 (if applicable) Chattel/Location Showing Sales Fees (paid to the Association by the selling Member).
Both sales path options involve a transfer fee and a membership approval process which, through the Park Office, involved the governing Board of Directors, representing the Association. If the Member chooses for their Chattels and Membership transfer to be entirely handled by the Park Office then there is an additional sales fee on the chattels, intended to be a means of offsetting the time costs of our staff members, such as in showing the site to prospective buyers. As it is most common for sites to pass from one generation to the next within a family, this two-tiers of fees serves to accommodate Members in a cost effective manner. Also, in recent years seeing the growth in realty self-serve web sites, private sales have increased, and so the two-tiers serves those Members as well. Both options remain available to our Members.
